ADMINISTRATION AND REGULATIONS

KwaDukuza Municipality.

Estimated rates can be calculated using the following formula:
Property Value x 0.008 (rate randage)  = Annual rates/11 months

Example:
R2,000,000 x 0.008 = R16 000 per annum / R1,454.55 per month (11 months payment)
R3,000,000 x 0.008 = R24 000 per annum / R2,181.82 per month (11 months payment)
R5,000,000 x 0.008 = R40 000 per annum / R3,636.36 per month (11 months payment)

There is an established Home Owners Association (HOA) and body corporate up and running already.

This is the responsibility of the elected body corporate.

The owner has independent contracts with each of the service providers and will be directly responsible for each. 

This will be decided by the body corporate.

Yes, it will have a NHBRC certificate.

The building warranty is based on the JBCC standard, which is 3 years.

Prescribed management and conduct rules, in terms of the Sectional Title Act, have been  established.

One dog under 60cm in height is allowed, and must be fully contained in a fenced garden (where applicable). No cats or any other animals are allowed unless prior approval is obtained from developer or body corporate. All pets for apartments by prior approval only.

Domestic workers are welcome to reside in your individual residence, subject to body corporate rules and regulations, and limited separate facilities for staff will be provided to rent.

BUYING, SELLING, RENTING

Yes, long term rentals will be permitted however this will be subject to body corporate authorization. No short term rentals are allowed. 

To ensure security is maintained there will, in all likelihood, be an accreditation process that real estate companies must adhere to.

Use of the facilities is exclusively for the occupants of the units and cannot be used by anyone who is not residing at Lazuli.

Yes, there are storage facilities planned in phase 2 of the development.

Yes, all units are equipped with air conditioning. 

Units have designated visitors parking bays.

An approved service provider will be appointed by the body corporate.

The building is fully compliant with the local fire safety requirements. All SANS fire requirements are in place, including hose reels, hydrant points, ventilation and fire doors.
